  • Individual unit owner files.

  • Minutes of Board of Director & Membership meetings.
  • Contract proposal through acceptance of contracts.
  • Association document maintenance.
  • Coordinate all meetings.
  • Enforce rules and regulations and assist owners.

Financial Services:

  • Monthly balance sheet with detailed cash and reserve account data.
  • Monthly statement of revenue and expenses with comparison to budget and YTD activity.
  • Accounts receivable aging schedule & Check register and/or disbursement journal.
  • Preparation of all invoices for payment each month & Detailed general ledger reflecting monthly activity.
  • Annual budgeting & Assist in the preparation and filing of tax returns. Collection, posting and deposit of assessment checks.

Association Management:

  • Regular inspection of association common elements as negotiated with the Board of Directors.
  • Obtain proposals, bids and/or contracts for maintenance, repair or improvement of the common elements as required.
  • Recommend consultants or engineering services when deemed appropriate. Inspect and review all work in progress and the completed project.
